Nadel to Design 88,000 SF Upscale Shopping Village in Laguna Hills
Torrance, CA – November 12, 2012 – (RealEstateRama) — Nadel Architects has completed the design for The Village at Nellie Gale Ranch, a shopping center in Laguna Hills, Calif. The renovation and expansion project has recently received entitlement to move forward with construction, which is tentatively set to be completed in late summer/early fall 2013. To better reflect the needs of the area’s residents, Nadel will reposition the property by converting the center into an amenity for the local community.
The Village, owned by Vintage Real Estate, LLC., was originally built in the 1980s and currently comprises approximately 60,000 square feet, with tenants including Big 5 Sporting Goods and Chuckie Cheese. Nadel’s design includes a 28,000-square-foot expansion, which will include The Fresh Market, a high-end European-style grocery store, and additional retail space, bringing the total gross leasable area to over 88,000 square feet. The design also includes a complete re-design of the existing building facades and incorporates an inviting pedestrian-friendly shopping village environment.
“The existing retail center’s design and environment is primarily functional in nature,” said Greg Lyon, design principal at Nadel. “The proposed design and repositioning of the project reimages the center into a California coastal vernacular, reinforcing the desirable lifestyle of this coastal community.”
Great attention has been given to both the new and existing components of the center to ensure a cohesive style will be found in all aspects of the design. Articulated exterior elevations fronting the surrounding streets will also create a presence that is more contiguous with the surrounding architectural style of Laguna Hills.
Notable design elements include distinct architectural features providing interest and scale, proposed variation of parapet heights, roof elements, louvered awnings and shade structures. A rich and varied palette of chosen colors will further emphasize the village feel.
Nadel’s design will also incorporate adjustments to the parking, parking lot lighting and the landscaping to better accommodate the new shopping village. The center will boast modern signage and environmental graphics to coincide with its new design character. Nadel has integrated into the center an existing equestrian parkway, along La Paz, preserving the quintessential Laguna Hills lifestyle.
Phasing the project will allow the center to remain open throughout construction.
