Lee & Associates Negotiates the Sale and Lease Back of Industrial Building in San Marcos

SAN MARCOS, Calif. – April 6, 2015 – (RealEstateRama) — Lee & Associates-North San Diego County negotiated a $5.450 million sale and lease back of a 50,220-square-foot industrial building located at 495 Enterprise Street in San Marcos.<span id="more-3172"></span></p> <p>Daniel Knoke, Peter Merz, Marko Dragovic and Isaac Little of Lee & Associates-North San Diego County represented the seller, Thornton Technology, Inc. </p> <p>“Thornton Technology leased back 50% of the property for an undisclosed period of time,” said Knoke. “As the supply for industrial buildings within the range of 50,000 square-feet continues to diminish in North San Diego County, the demand continues to increase.” </p> <p>The facility is located on 2.87 acres of land which includes a large fully secured parking lot/yard with immediate access to Hwy 78. The building consists of 12% office, 50% of a R&D and production area, and an excess of 35% warehouse with grade level loading. </p> <p>The buyer, Spike LLC, plans to hold the property as a long-term investment.
