C.W. Driver Named Construction Manager for $7.8 Million Public Works Project for the City of Beverly Hills
Torrance, CA – May 21, 2012 – (RealEstateRama) — C.W. Driver has been named construction manager for the City of Beverly Hills Public Works Warehouse and Shops project, a $7.8 million expansion plan which will be located at 9357 Third Street near Civic Center Drive in Beverly Hills, Calif. When completed in January 2013, the facility will become an essential services facility that will allow the City’s maintenance and communications departments to operate in case of an emergency or natural disaster. C.W. Driver has begun working with RTK Architects on the pre-construction phase for the project.
The Public Works Warehouse and Shops additions, which will be built on the vacant portion of the existing Public Works property, consist of a two-story plus basement, 21,000-square-foot building, a tunnel under a roadway to an adjacent existing garage, and a contiguous 15,000-square-foot yard. The building’s basement will be designed for storage, while the first floor will consist of trade shops and the second floor will contain staff offices and an emergency control center. In addition to the passenger elevator, the building will also contain a freight elevator, for both the basement and the first floor, and will be capable of supporting heavy loads.
“Over the past few years, the City of Beverly Hills has undertaken many construction projects in order to upgrade aging facilities and position the City for future economic growth, and the expansion is to do just that,” said C.W. Driver’s Jeff Bara, project manager. “We will oversee the project until its completion, while working closely with RTK Architects to ensure a smooth delivery of their vision.”
The facility, which has been conceptually designed and is currently in the schematic design phase, will utilize a type-2 structural steel space frame with CMU shear walls. The building’s exterior will be glass and block and new solar panels will be installed on the roof to keep the electrical costs low and add to the building’s sustainable features, which will adhere to the California Green Building Standards Code (CALGreen).
CALGreen is the first statewide mandatory green building code in the nation. It sets minimum standards for all new structures as part of a broad effort to significantly reduce California’s carbon emissions, intended to make environmentally responsible buildings part of the everyday landscape in California cities.
The City of Beverly Hills Public Works Warehouse and Shops project joins a number of several other civic projects C.W. Driver has been involved with, including the Palm Desert Administrative Facility for the Coachella Valley Water District; the City of Laguna Hill City Hall; and the Aquatics Park and Recreation Complex for the City of Palm Dale’s Public Works Department.
