Smart & Final had occupied a smaller space in the Lemon Grove Plaza, where it had been a tenant for 27 years.
Pamela Scott of Lee & Associates Central Coast, represented Smart & Final Extra! The landlord is Lemon Grove Plaza INC.
“While Lemon Grove Plaza is 40 years old, the center is extremely popular and draws from a large regional area which includes Oxnard and Port Hueneme,” said Scott. “PetSmart had occupied this space so when its lease expired, it provided the opportunity for Smart & Final to lease this space.”
Scott said Smart & Final has plans to renovate the entire building and expand the store, which is expected to be completed by November. In addition, the company plans to sublease approximately 10,500 square feet of the store.
Smart & Final Extra! is a new concept under the Smart & Final brand. The store is larger than the traditional Smart & Final and combines the quality fresh produce of a farmer’s market with the low prices of a discount grocer and the large sized products of a traditional club store with some organic items.
In addition to Smart & Final Extra!, other tenants in the 99,732-square-foot center include Burger King, Jersey Mike’s, AutoZone. Lemon Grove Plaza, INC represented itself in the negotiations.
