Construction Underway on Nadel Architects-Designed $120 Million Multi-Family Complex in Marina
Torrance, CA – June 13, 2012 – (RealEstateRama) — Construction has begun on the $120 million multifamily project at 4201 Via Marina in Marina del Rey, Calif. Designed by Nadel Architects, Shores, a 12-building complex, is just a stroll away from both the beach and the marina docks. The County of Los Angeles, which owns and manages Marina del Rey, along with owner and developer Jerry Epstein of Del Rey Shores, LLC, one of the original Marina del Rey developers from the 1960s, envisioned the need for renovation and redevelopment to meet the demand for new, quality, higher-density, contemporary apartment living near the ocean.
One of the largest apartment construction projects in the United States, Shores’ scheduled spring 2013 opening is highly anticipated.
“We immediately connected with Jerry’s vision of a contemporary Los Angeles, marina living environment,” said Nadel project director Dale Yonkin. “So we found a way to incorporate modern, nautical and California themes into a design that still focused on functionality and efficiency – providing the maximum amount of space for each living area, while still keeping a high quantity of units at variable sizes to ensure that rents would remain in reach for a larger percentage of residents.”
Located on an eight-plus acre site, the 12 inter-connected, five-story buildings will offer 544 units, with one-bedroom and two-bedroom options, ranging in size and floor plan from 650 square feet to a spacious 1,245 square feet. At the heart of the complex lays a two-acre park-like courtyard with lush greenery, open space and outdoor amenities, such as fire pits, BBQs and a pool and spa.
In addition to the private courtyard, all residents will enjoy breathtaking vistas of marina, ocean, city or courtyard from their units, all of which also sport patios or balconies. Roof decks will provide social gathering spots from which to appreciate summer nights.
“In dealing with high-density projects such as Shores, we know it is important to include design elements that will not only accommodate the large number of residents, such as private subterranean parking, but also to provide opportunities for chance social interactions. The range of outdoor spaces, plus the club, social room, gym, etc. will leverage the resident’s interaction,” added Yonkin. “It is this attention to detail that makes Shores such a unique, near-the-water living experience.”
Vice President of Del Rey Shores, LLC, David O. Levine explains, “Jerry has had a 40-year professional and personal relationship with Herb Nadel, and we have worked with Herb and the Nadel team for more than a decade on this project–from its inception in a plan first submitted to the County of Los Angeles Department of Beaches and Harbors in January 2001, through the lengthy entitlement and design approval process, and then through the arduous HUD review, and finally to realization in today’s challenging construction environment. Nadel’s goal has always been to create an aesthetically compelling and cost-effective design, which will enable us to offer our residents a wonderful community in which to make their home. Shores is critical to bringing Marina del Rey into the 21st century, and we are confident the project will be a great success.”
Nadel is also working on two other projects in Marina Del Rey and currently has over 5,000 dwelling units on the boards.
In addition to Yonkin, the Nadel project team includes Don Dildine, project manager; and Afsaneh Riahi and John Yang, designers.
