WASHINGTON, D.C. – July 8, 2015 – (RealEstateRama) — Many economists and academic studies have chronicled the harms of rent control including stunted property values, exacerbated shortages of available units and increased deferred maintenance issue.
SAMCAR is an association organized to ensure professionalism, protect property rights, promote the ownership of real property, and help members achieve success. It also serves as “The Voice for Real Estate Professionals and Property Owners in San Mateo County.”
SAMCAR has a long history of supporting quality affordable housing on the Peninsula. We oppose rent control because it is counterproductive to that longstanding objective. Enacting rent control could actually harm the populations that some groups wish to assist.
San Francisco, for example, has had rent control in effect for 36 years and it is the supposed model for other jurisdictions. However, as of February 2015, the median rent for a 1-bedroom apartment in San Francisco was $2,987. Various published reports place our county’s average rent for a comparable space at roughly half of that. How, then, has rent control helped provide affordable housing solutions?
