Mercy Housing California’s Trailside Terrace Brings Much-Needed Affordable Housing to El Dorado County

Trailside Terrace is the most recent of Mercy Housing’s developments in the region which include two phases of Diamond Sunrise Apartments in Diamond Springs, White Rock Village in El Dorado Hills, and Tahoe Valley Apartments in South Lake Tahoe. These new homes in Shingle Springs represent Mercy Housing’s long history in the El Dorado County region as part of a shared mission to meet the affordable housing needs of the rural community.
The mix of one-, two-, and three-bedroom apartment homes situated within three separate, various sized two and three story buildings are affordable to families earning between 30-50% of the Area Median Income. The homes at Trailside Terrace are designed around an easily accessible community room to provide ample common space for tailored services including afterschool and wellness programs. Additionally, five homes reserved for homeless or at-risk individuals with severe mental health disabilities will receive services through the El Dorado County Department of Mental Health.

The energy efficient property is also well-appointed with a convenient laundry facility, play area, management offices, a computer lab and other amenities such as free community-wide Wi-Fi. With vistas of rolling hills, the lush greenery of El Dorado County, and the abundant original trees and native drought tolerant plants that line the property, Trailside Terrace is a beautiful place to call home.
Financing for Trailside Terrace includes Enterprise Community Investment, California Tax Credit Allocation Committee, Citibank Community Capital Construction and Permanent Loans, California Department of Housing and Community Development, California Housing Finance Agency—Mental Health Services Act Housing Program, HOME, CDBG, and TIM Fee Offset investments by El Dorado County.
