Initiated in 1995, the SAGE Awards honor individuals, projects and programs that have made an outstanding contribution to enhancing the quality of life of residents aged 55+ living in Southern California, from Santa Barbara to San Diego. More than 200 people attended this exceptional event at the Turnip Rose in Costa Mesa, Calif., held on Wednesday, November 20, 2013.
Nixon brings 25 years of demonstrated strategic planning, sales and marketing success in the home building and land development markets. Crossing the lines from low density, single family, to major master planned communities, to high density, mixed-use projects; she enhances any design team with a key understanding of consumer-driven research, innovative product design and strategies to increase absorption and profitability. She has held senior level positions with regional and national builders and land developers, providing a depth of market knowledge across the nation. Through research, team building and creative solutions, she pushes teams to move from vision, to strategy, to results staying focused on financial viability and profitability of each project. She is an added value to KTGY’s deliverable services. Nixon has served on BIA Southern California’s 55+ Housing Council board since 2009, and is 2014 1st vice president. She also chairs the 55+ Housing Council’s programs committee.
Perris Station Senior Apartment Homes, designed by KTGY and developed by Highridge Costa Housing Partners, LLC of Gardena, Calif., is a high-quality, $28 million, age-qualified (55+), affordable mixed-use apartment community offering residents with annual incomes 30% to 60% of Riverside County’s Area Median Income (AMI) immediate access to amenities the seniors want and need in Perris, California. Designed to LEED Gold certification specifications or better, Perris Station is the first 9% tax credit senior apartment community to be developed in Perris, which turned 102 years old in May 2013. Census Bureau estimates that Perris had 69,967 residents in 2011.
Located in the heart of Perris’ Historic District on 1.28 acres, the 84-unit, three-story apartment community features two levels of residential over one level of parking, a 16,000-square-foot second-story courtyard, and 9,300-square-foot retail/office use using Type V wood-frame construction over a concrete podium deck. Residents can conveniently walk to the public library, the new Metrolink multi-modal transit center, a healthcare clinic and other neighborhood amenities.
“Perris Station represents the realization of a seven-year dream to revitalize a dilapidated former service station/mechanic garage and continue the revitalization of ‘D’ Street,” said KTGY’s Manny Gonzalez, AIA, LEED AP and principal. “Perris Station is ideally located across the street from the community’s senior center. Residents can enjoy a number of activities offered by the senior center including daily lunch, recreation activities, trips, and much more.” Perris Station is expected to be open by year end.
